Fees & Dues

$160 to $750/mo

$750 Total $320 – Dues $260 – Common utilities $160 – Common Reserves contribution

What Dues Cover

  • Your Dues cover; Clubhouse Cable TV and Internet, Capital Repairs, Common area maintenance and cleaning, such as Private roads and parking areas, Public halls between units, Pool Operation and repairs, Landscaping including lawns, trees and sprinklers, Exterior Pest Control, Elevator maintenance and phone line, Snow Removal in parking lot and walkways, and Common area Painting. Utilities included are Common area Gas, Water, Common Area Electric, Storm Drain, Sewer, and Trash. A small portion of Dues go to the management company to aid in running the HOA.

Owner Responsibilities

What the Owner Maintains

  • All of the interior, and All doors and windows. Keeping balconies clean.

Insurance

The HOA's master policy is carried by Sentry West (Owners must have there own home owners insurance for their homes) A basic Liability Policy for the HOA is Included., 801-225-5000.

Owners are responsible for an HO-6 condo policy or equivalent unit-interior coverage. Confirm details directly with the carrier.

Fees for New Owners

  • TPM Setup Fee$75

These fees are typically collected at closing. Title companies can request a payoff statement directly from our office.

Meeting Schedule

Monthly Board meeting are the First Wednesday of each month at 3PMOctober 2nd, 2024November 13th, 2024 (2nd Wednesday exception due to conflicts)December 4th, 2024 October 2nd, 2024 November 13th, 2024 (2nd Wednesday exception due to conflicts) December 4th, 2024 Annual meetings will be scheduled by the current Board, and notice will be given no less than 10 days from the meeting date to all homeowners. **If you would like to be on the agenda. Send a notice to TPM or a Board member at least 1 week before the meeting.
