Fees & Dues
$225 to $308/mo$225 or $308 depending on unit
What Dues Cover
- Landscaping/Yardcare including sprinkler repair, pest control, and tree maintenance
- Snow Removal
- Common area maintenance
- Common area utilities including electric, water, storm drain, sewer, and garbage.
- Insurance detailed below
- A small portion of dues goes to a reserves account for capital repairs and management fees
Owner Responsibilities
What the Owner Maintains
- All of the interior. Limited Common Areas including; Porches, Balconies, Fenced Patios, and Stairways. Windows and AC Units are also the responsibility of the Condo Owner.
Insurance
The HOA's master policy is carried by Sentry West (Owners must have their own home owners insurance for their homes an H06 policy up to the current deductible) Click HERE for more information, 801-225-5000.
Owners are responsible for an HO-6 condo policy or equivalent unit-interior coverage. Confirm details directly with the carrier.
Fees for New Owners
- HOA Transfer Fee$500
- TPM Setup Fee$75
These fees are typically collected at closing. Title companies can request a payoff statement directly from our office.
Meeting Schedule
Monthly meetings are to be announced. Annual meetings will be announced in advance.
