Fees & Dues

$220 to $250/mo

Depending on Square footage current dues are $220, $235, and $250 respectively plus $10 per person for water and sewer dues

  • Common area maintenance and repair
  • Common area utilities
  • Water and Sewer is included in the Monthly dues

Owner Responsibilities

What the Owner Maintains

  • All of the interior including plumbing past the city's meter, and electrical past the city's meter.
  • Shared plumbing drains must be taken care of between owners that share lines.
  • Limited Common Areas including; Porches, Balconies, and Fenced Patios, Windows, Doors and AC Units are all the responsibility of the Homeowner.
  • Any change in occupancy or new tenants must be submitted to https://tinyurl.com/GardenVMoveIn

Insurance

The HOA's master policy is carried by Sentry West (Owners must have their own homeowners insurance for their homes), 801-225-5000.

Owners are responsible for an HO-6 condo policy or equivalent unit-interior coverage. Confirm details directly with the carrier.

Fees for New Owners

  • HOA Reinvestment Fee$995
  • TPM Setup Fee$75

These fees are typically collected at closing. Title companies can request a payoff statement directly from our office.
