Fees & Dues
Dues vary depending on the unit square footage and CC&R calculated percentages. Contact TPM at 801-375-6719 for exact numbers per unit. Transfer fees are three times the current dues; contact TPM for exact information.
What Dues Cover
- Common area maintenance, including clubhouse cleaning and maintenance, pool, and parking areas.
- Landscaping including Sprinkler maintenance and repair, as well as tree maintenance.
- Security systems including parking enforcement ,camera systems in club house, and Fob maintenance for clubhouse pool and parking garage.
- Utilities included are Gas, Electric, Water, Storm Drain, Garbage, and Sewer.
- A small portion of dues goes to reserves for capital repairs and management costs for TPM to help maintain the HOA.
Owner Responsibilities
What the Owner Maintains
- Everything within your Unit. Including windows, doors, and balconies. Hallways and Stairwells to your unit.
Insurance
The HOA's master policy is carried by Sentry West (Owners must have there own home owners insurance for their homes) Click HERE for more information, 801-225-5000.
Owners are responsible for an HO-6 condo policy or equivalent unit-interior coverage. Confirm details directly with the carrier.
Meeting Schedule
Monthly Board meetings vary, notice will be given beforehand.
Amenity Reservations
Arbors on the Avenue ClubhouseIndoor clubhouse for resident events, board meetings, and small gatherings. Includes kitchenette, tables, chairs, and restrooms.

Hours
9am to 10pm, daily
House Rules
- Reservations are available to current residents only.
- A signed reservation agreement and refundable deposit are required.
- Music must end by 10pm. Quiet cleanup until 11pm.
- Renter is responsible for trash removal and basic cleaning.
- No open flames, smoke machines, or confetti.
Pricing
- Refundable deposit: $200
- Cleaning fee: $50
- No hourly rate for residents in good standing
