This Privacy Policy describes how Total Property Management Inc. (“TPM,” “we,” “us,” or “our”) collects, uses, and shares personal information when you visit www.tpmhoa.com (the “Site”). It also describes the rights and choices you have. By using the Site you agree to this policy. If you do not agree, please do not use the Site.
Information We Collect
We collect the following categories of personal information, depending on how you interact with us:
- Information you provide. If you contact us by phone or email, or send us details about your community, we receive the information you choose to share, such as your name, email address, phone number, association name, and the contents of your message.
- Internet and device information. When you visit the Site, our servers and hosting, security, and infrastructure providers (such as Microsoft Azure and Cloudflare) automatically log your IP address, browser type, device information, the pages you request, and similar technical and diagnostic data. We use these logs for security, fraud and abuse prevention, and to operate, monitor, and troubleshoot the Site.
- Approximate location. We may infer your general location (such as city or region) from your IP address.
We do not collect payment-card or bank-account information on this Site. Homeowner payments and account access are handled through a separate third-party owner portal (Rent Manager), under that provider’s own terms and privacy policy. We do not intentionally collect sensitive personal information through the Site.
Cookies and Tracking Technologies
We use only strictly necessary cookies. We do not use analytics or advertising cookies on the Site. Strictly necessary cookies and similar identifiers are required for the Site to work, including maintaining your session, load balancing, network routing, and distinguishing legitimate visitors from bots and attackers. These are always active and cannot be switched off. You can also manage cookies through your browser settings. If we add other cookie categories in the future, we will update this policy before they are used.
Hosting, security, and infrastructure providers. The Site runs on cloud hosting, content-delivery, and security infrastructure, currently including Microsoft Azure and Cloudflare. As part of operating, securing, and monitoring the Site, these providers and any similar essential infrastructure, performance-monitoring, error- diagnostic, or security provider we use from time to time may automatically set cookies or similar identifiers, or process technical data such as IP address, request headers, timing and performance metrics, and error logs. This processing is strictly necessary to run and protect the Site, is not used for advertising, and is never consent-gated.
We embed a Google Maps frame on our Contact page so you can find our office; your use of that map is subject to Google’s policies.
Do Not Track. We do not track visitors over time or across third-party websites, so the Site does not change its behavior in response to Do Not Track or similar browser signals; there is no tracking to opt out of.
How We Use Information
- To respond to your inquiries and provide the information you request.
- To operate, maintain, secure, and improve the Site.
- To comply with law and enforce our agreements.
How We Share Information
We share personal information in the following ways:

We do not sell personal information, and we do not share personal information for cross-context behavioral advertising, and we have not done either in the preceding 12 months. We do not sell or share the personal information of consumers we know to be under 16 years of age. We do not exchange your personal information for money.

- To request deletion of your personal information.

We do not sell or share personal information, we do not use or disclose sensitive personal information for purposes that require an opt-out, and we do not offer financial incentives in exchange for personal information.
Utah residents (UCPA). You have the rights to confirm whether we process your personal data, access it, delete it, and obtain a copy. We do not sell personal data or process it for targeted advertising.
Residents of other states. Residents of Virginia, Colorado, Connecticut, Texas, Oregon, Montana, and other states with comprehensive privacy laws have similar rights to confirm, access, correct, delete, and obtain a copy of their personal data, and to opt out of targeted advertising, sales, and profiling. We do not sell personal data or process it for targeted advertising or profiling. Nevada residents: we do not sell covered information as defined by Nevada law.

We will verify your request by confirming information we already hold about you. You may use an authorized agent to submit a request on your behalf with proof of authorization. If we deny your request, you may appeal by replying to our decision; if you are a Utah resident and have a concern about an appeal, you may contact the Utah Attorney General.
United States Operation
The Site is operated from the State of Utah, United States, and is intended for use by United States residents. Any information you provide is processed and stored in the United States. If you access the Site from outside the United States, you do so on your own initiative and consent to processing in the United States.
Children and Minors
The Site is intended for adults and is not directed to children. We do not knowingly collect personal information from children under 13. If you believe a child has provided us personal information, contact us and we will delete it.
Data Security and Retention
We use reasonable administrative, technical, and physical safeguards to protect personal information. No method of transmission or storage is completely secure, so we cannot guarantee absolute security. We retain personal information for as long as needed for the purposes described in this policy, to comply with our legal obligations, resolve disputes, and enforce our agreements.
Third-Party Links and Services
The Site links to and integrates third-party services, including Google Maps and the Rent Manager owner portal, and runs on infrastructure provided by companies such as Microsoft Azure and Cloudflare. We may update this Privacy Policy from time to time. When we do, we will revise the “Last updated” date above. Your continued use of the Site after a change takes effect means you accept the revised policy.
