Who We Are

Total Property Management has managed residential properties in Utah County for over twenty years. The HOA portfolio grew alongside the residential rental side as boards in the area requested the same hands-on, accountable approach.

Today the HOA team manages 43+ communities across Provo, Orem, Spanish Fork, Pleasant Grove, American Fork, Cedar Hills, Springville, Payson, and Eagle Mountain.

How We Work

Each community is assigned to a portfolio manager who serves as the board's single point of contact. The same person leads the annual meeting, walks the property with vendors, and responds to routine email.

The board sets the policy. We provide financial reporting, vendor coordination, document management, and consistent governance support.

What We Handle

TPM covers the daily operational work that keeps an HOA organized, financially current, and responsive to owners.

  • Dues and Bills

    Collect HOA fees, pay approved association bills, and keep the board current on account activity.

  • Financial Reporting

    Prepare regular financial reports, budget support, and annual HOA tax form materials.

  • Owner Portal

    Maintain online payment access, owner documents, account help, and autopay guidance.

  • Rules and Collections

    Support association rule enforcement, parking and pet issues, and collection follow-up.

  • Vendors and Maintenance

    Coordinate maintenance requests, obtain vendor bids, and help boards compare scope and pricing.

  • Board and Owner Communication

    Attend HOA meetings as requested and help with newsletters, email notices, and owner questions.

Rich has been with TPM, Inc. since his graduation from BYU in 1999. Since 2005 he has been our HOA Portfolio Manager. He enjoys working with his clients and strives to make the relationship between the HOA and property manager one that is mutually beneficial.
